About Searching Rancho San Diego:
Rancho San Diego is a master-planned community which spans 4,800 acres. Conducting an effective home search specific to the Rancho San Diego area has some challenges since the Rancho San Diego area is essentially two loosely connected communities (an older one and a newer one) expanding across at least two zip codes; the older developments in (Spring Valley 91978 & the newer subdivisions El Cajon 92019). Each development includes several different builder subdivisions. Rancho San Diego old and new are predominantly rural communities which are conveniently located south of El Cajon (New RSD) and northeast of Spring Valley (Old RSD). Both the older and new communities typically access similar recreational activities, including three main golf courses, local parks, the Sweetwater River, and some hiking, jogging and equestrian trails. The Cajon Valley Union Elementary School District, Grossmont Union High School District, and Cuyamaca College essentially serve the educational needs of both areas. Also, since 1997, families have been hoping for a full-service Rancho San Diego YMCA on a nine-acre parcel behind Hooley's Irish Pub and the RSD Towne Center.
Searching Newer Rancho San Diego Homes 92019
For now anyway, this web page will link my users the newer 92019 subdivisions south of El Cajon and east of Jamul. There are currently some particularly good buys in this newer community. These subdivisions can typically be identified by their red tiles roofs, stucco siding, and their proximity to common area parks and convenient neighborhood shopping centers. The subdivisions do vary considerably in amenities and corresponding price with the least expensive tending to be Montecito and the more expensive being Cottonwood and Vista Dorada's larger floor plan homes complete with three car garages, wider and deeper lots, and frequent views of the valley below.
Condominiums
Besides single family attached homes, there are some exceptional condominium projects that were designed originally as condos rather than than being converted from rental apartments. Probably the more coveted condos are the Tristan Units since they tend to be larger, have vaulted ceilings, are more custom, are complete with one or two car garages, and are conveniently located proximate to parks, schools, Cuyamaca College, shopping, dining and entertainment. The recent glut of apartment conversions in El Cajon has significantly increased the supply of condominiums in the East County causing almost all condos in the east county to depreciate more than single family homes. First Time Home Buyer financing hasn't been better, and now is very likely a great time to get a exceptional deal on some well built non-conversion condos. Unfortunately, not all Realtors are consistent in posting their listing's MLS subdivision data to the MLS; thus a quick search of subdivision would almost certainly be incomplete (garbage in -garbage out). However, not to fault the Realtor's in this case as one subdivision often seems to flow seamlessly into the other.
