Why List with a Buyer's Agent?
Who knows best what qualified buyers are looking for ?
I spend very little effort in recruiting sellers or soliciting myself as a listing agent. I have no polished presentations other than to advise sellers that any effective marketing campaigns must address five basic market conditions and then frame them favorably from a buyer's perspective:
1. Location of the property 2. Condition of the property 3. Terms and Conditions unique to this sale 4. Exposure in both the traditional and on-line real estate market 5. Market Price and/or your Target Selling Price

More importantly to sellers, If they are also going to be a buyer with their proceeds I will credit back 50% of my selling commission towards their purchase of a new home or real estate investment as their Buyers Exclusive Agent in the new transaction. |
One Exclusive Listing at a Time
To be an effective Listing Agent in the current market requires a significant amount of time and marketing effort that I simply can't set aside as a Buyers Exclusive Agent. Thus I absolutely limit myself to no more than one or two listing at any one time since the primary focus of my agency and my website is to exclusively support home buyers. Currently eighty percent of all home buyers begin their search on the Internet.
Counter intuitively, it should make sense to you that as a Buyers Agent I also have a significant web presence with San Diego home buyers and am very capable of effectively marketing real estate on the INTERNET. As an e-Pro Realtor, I am also a member of an exclusive 1% category of Realtors certified to effectively manage comprehensive web-based marketing and full-service transaction plans; this would include your home not only being marketed on the Multiple Listing Service, and on the e-power house Realtor.com , but more importantly being marketed on my neighborhood web site which will custom link your home's marketing to a local Google Ads advertising campaign. Even though most Realtors are fully aware that up to 80% of buyers start their search on the Internet, very few Realtors are technically capable of managing a local web advertising campaign in this internet age. Even though you are always working with me directly, I have full-time professionals working behind the scenes to support my buyer leads and my buyer transactions in progress.
Seller Service Pledge
When you list with me, you are getting professional full-service, all of the time. Essentially, once you sign an exclusive listing agreement with me, you have the right to cancel the listing agreement if I do not perform the services promised as stated in writing.
